Delhi NCR Office Space Demand 2026: Growth and Outlook

EFC India featured image highlighting Delhi NCR office space demand in 2026, showcasing modern commercial buildings, market growth, emerging business hubs, leasing trends, and future real estate opportunities.

Delhi NCR office space demand is concentrating in three distinct markets, and they are moving at different speeds. Gurugram holds the scale, Noida holds the cost advantage, and Delhi holds the premium core. Delhi NCR recorded 3.8 MSF of gross leasing in Q3 2026, taking leasing for the first nine months to 10.7 MSF.

This blog compares the three markets using data from Cushman & Wakefield, CBRE, Colliers and ICRA, and shows where each one fits.

Delhi NCR Office Market in Numbers

Delhi NCR office space demand showed two trends in Q3: leasing moderated, but vacancy moved the other way because space take-up outran new supply.

Metric Data Point (Q3 2026)
Gross leasing 3.8 MSF, down 31% y-o-y on a high 2025 base
Headline vacancy 17.6%, down 101 bps q-o-q and 220 bps y-o-y
Net absorption vs new supply 2.2 MSF vs about 0.9 MSF
Rent growth 2% to 4% q-o-q, 6% to 9% y-o-y
Grade A stock About 153 million sq ft
Planned and under construction (to 2028) About 21.1 million sq ft

Rents for Grade A office space in NCR are rising unevenly. Gurgaon CBD and NH-8 Prime grew 12% to 15% y-o-y, ahead of the regional average.

Three Markets, Not One: Gurugram vs Noida vs Delhi

NCR no longer behaves as a single office market. Submarket data shows a wide spread in rent, vacancy, and pipeline.

Metric Gurugram Noida Delhi
Share of Q3 2026 leasing 63% 27% 10%
Grade A rent (₹ per sq ft per month) ₹68 to ₹150 ₹62 ₹126 to ₹300
Vacancy 1.3% to 26.8% 19.8% 14.2% to 28.7%
Planned and under construction 11.8M sq ft 8.2M sq ft 1.1M sq ft

Ranges run across submarkets. Gurugram and Delhi pipeline figures are sums of C&W submarket data.

The spread is the story. Cyber City rent is more than twice the rent in Gurugram’s peripheral corridors, and Noida’s average sits lower still. Occupiers who treat NCR as one market will misprice both cost and availability.

Annualised, that is about ₹1,800 per sq ft in Cyber City against about ₹744 in Noida.

ICRA’s December 2025 analysis shows how concentrated NCR is. Gurugram holds about 60% of NCR office stock, and Sector 24 (Cyber City), Sector 62 (Noida) and Sector 48 (Gurugram) are the three largest micromarkets, with about 17% of supply between them.

Noida Office Space: Cost Advantage, New Airport

Noida office space is where NCR’s cost advantage sits, and it is also where leasing momentum is building. Noida Expressway was the most active submarket in Q3, with 20% of NCR leasing, ahead of Gurgaon CBD (18%) and Sohna Road (14%). Xavient Software leased 70,500 sq ft at The Opus 132 Crown Tower on the expressway. Noida recorded 371,319 sq ft of net absorption in Q3 and 1.25 million sq ft year-to-date, on 3.07 million sq ft of leasing. Supply is following demand: Noida has the largest planned pipeline of any single submarket in C&W’s data.

Sector 62 is one of the three largest NCR micromarkets named by ICRA, which expected its vacancy to fall on steady absorption and limited supply.

Infrastructure adds a second driver. Noida International Airport began commercial operations on 15 June 2026. Colliers estimates Noida will see annual Grade A demand of 2 to 3 million sq ft, nearly a quarter of NCR leasing from 2026, with the airport as a catalyst. Metro connectivity supports the case, with over 390 km of operational lines across Delhi, Gurugram, Noida and Faridabad.

Delhi: Aerocity Is the Growth Story

Delhi’s share of leasing is small, but Aerocity is where the action sits. Aerocity recorded 768,962 sq ft of net absorption in Q3, the highest of any NCR submarket. Prestige Trade Centre completed 616,638 sq ft there, with WeWork, Deloitte, Redbrick and Awfis as major tenants, and IBRD leased 63,600 sq ft at Bharti Worldmark Tower 4.

The trade-off is supply. New completions have left Aerocity with the highest vacancy in C&W’s table, which gives occupiers negotiating room that Cyber City cannot offer.

The rest of Delhi is thin. Delhi CBD, which includes Connaught Place, is the smallest submarket in C&W’s table at about 1.5 million sq ft, with just 9,190 sq ft of leasing year to date. South-East Delhi, covering Saket, Nehru Place, Okhla and nearby areas, is larger at about 7.1 million sq ft, with 135,789 sq ft of leasing year to date. Aerocity accounts for most of Delhi’s year-to-date leasing, about 1.08 million of roughly 1.23 million sq ft.

Where Each Team Function Fits

Our read, based on C&W’s Q3 2026 submarket data:

Team function Best-fit micromarkets Why
Leadership and client-facing Cyber City, Golf Course Road, MG Road Lowest vacancy among Gurugram submarkets
Large delivery teams Noida (Sector 62 and Expressway), Sohna Road, Golf Course Extension Road Most active or highest-vacancy corridors, with lower rents and new supply
Airport-linked and international teams Aerocity, Noida airport catchment Aerocity led Q3 net absorption, and Noida’s airport opened in June 2026
Teams still validating a location Any of the above, through managed or flex space Flex operators led Q3 leasing

No single micromarket fits every team. A workable NCR footprint often pairs a small number of prime seats with larger delivery capacity in lower-rent corridors.

GCC Office Space NCR: Demand Is Real, Floor Plates Are Scarce

NCR is India’s third-largest GCC leasing market. In Q1 2026, Delhi NCR took 14% of national GCC leasing, behind Bengaluru (48%) and Hyderabad (19%). Vestian counted 272 GCCs in NCR as of mid-2025, about 16% of India’s total.

Q3 was softer. GCC leasing fell to 1.0 MSF, down 31% q-o-q and 60% y-o-y. C&W points to a high base and to limited availability of large, contiguous Grade A+ floor plates in prime micromarkets. It adds that the 2027 to 2028 pipeline offers scope for pre-commitments.

Supply, not only intent, shapes GCC office space NCR outcomes. GCCs that need large single floors have few prime options today.

Managed Office Space Noida and NCR: Why Flex Led Q3

Flexible workspace operators led Q3 activity with a 32% share, ahead of IT-BPM at 17% and engineering and manufacturing at 16%. Flex leasing ran 121% above its quarterly average since 2025, while IT-BPM leasing ran 49% below. C&W reads this as a preference for agile real estate strategies, mainly to manage headcount fluctuations.

Managed office space Noida suits this profile: teams that need space now, in the right micromarket, without a fixed footprint.

What the Slowdown Signals

Q3 was not a straight line. Four signals matter:

  • Base effect: 9M 2026 gross leasing is down 22% y-o-y. Q2 leasing was 4.1 MSF, so Q3’s 3.8 MSF is a step down of 7% q-o-q, not a collapse.
  • Caution: C&W cites a cautious approach among occupiers, with IT-BPM firms prioritising efficiency over large-scale expansion.
  • Split vacancy: two submarkets carry vacancy above 25% while Cyber City is nearly full. Micromarket choice matters more than the NCR average.
  • Pre-leasing: Q3 net absorption was driven largely by two pre-leased buildings receiving occupancy certificates.

How to Shortlist an NCR Micromarket

Work through six steps:

  1. Define the team’s function: client-facing, delivery or a mix.
  2. Set a rent ceiling per seat and compare it with the Grade A rent in each micromarket.
  3. Check vacancy and pipeline. Low vacancy with no pipeline means few options. High vacancy with heavy supply means room to negotiate.
  4. Check metro access and commute times from where the team lives.
  5. Match commitment to certainty: managed or flex space for teams still validating a location, longer terms for a confirmed anchor.
  6. Confirm move-in timelines with the operator before signing.

EFC Limited’s Perspective: Match the Micromarket to the Function

NCR rewards occupiers who match function to location. EFC Limited’s view: put delivery and scale-up teams where cost and metro access matter, and keep a Delhi address for teams that need one.

EFC Limited operates across 10+ cities and offers Managed Offices, Enterprise Offices, Service Suites and Coworking. In NCR, it offers coworking space in Noida through three Sprint centres:

  • Sprint Graphix, Sector 62: on NH-24 with basement parking, a short walk from Noida Electronic City metro.
  • Sprint Trapezoid, Sector 62: 270+ seats at Trapezoid IT Park, surrounded by MNCs and a short walk from the nearest metro station.
  • Sprint F1 Skymark, Sector 6: 25,000 sq ft with room for 550 professionals, close to the metro, retail and dining.

In Delhi, EFC Limited operates at JDKD Corporate Park, Sarita Vihar, which EFC lists as a 50,000 sq ft centre with 1,150 seats.

Two of the three Noida centres sit in Sector 62, in the submarket where C&W records the lowest average Grade A rent in NCR. For occupiers weighing Noida office space, that gives larger teams ready-to-move space with metro access at NCR’s lowest average rent, without waiting for a large Grade A+ floor plate.

For GCCs and IT-BPM teams, the decision is rarely one city or another. It is how much space to commit to, and for how long. EFC Limited’s view: start with managed space in the micromarket that fits the function, then scale as headcount settles.

Outlook 2026 to 2028

On ICRA’s December 2025 outlook, occupancy was expected to rise from 78.5% to 79.0% by March 2026 to 80.5% to 81.0% by March 2027, despite about 14 msf of supply in FY2026 and about 11 msf in FY2027. ICRA and C&W measure the market differently, but both point to tightening. For occupiers, that argues for deciding micromarket and format early.

The pipeline shows where new space will land. Noida, NH-8 Prime and Gurugram’s peripheral corridors hold about 19.8 million of the 21.1 million sq ft planned or under construction to 2028. Teams that want prime-core addresses will compete for a limited set of buildings, while teams that can use these corridors will have more choice.

Conclusion

Delhi NCR is three office markets with three different cost and availability profiles. Gurugram offers scale and a near-full prime core, Noida office space offers cost and an airport-led growth story, and Delhi offers premium central and Aerocity options. With flex operators leading Q3 and large floor plates scarce, managed formats are the practical route into the right micromarket. EFC Limited’s three Noida centres and its Delhi centre position it for that demand.
